Motels seem to be hard to operate. You risk not having a tenant a lot as the "leases" are by day or week and not 6-12 months like an apartment.
What do you think?
Who invested in a motel before?

quit a risky one.. but worth takin the risk.. coul be clubbed with attractive packages and shopping malls

It can be lucrative but it will depend on your location and area attractions. You wouldn't want to build a upscale type business in the middle of nowhere. Now of you are considering something very basic like a $30 a night deal then anywhere near the interstate might be fine.

Motels can be a very attractive investment, but as all goes it is location, location, location. Unless you can dig up something very unique about your motel.
One thing with motel as many people seem to over look is to have tenants that stay longer than a day. I have seen motel offer deals to companies, that use contractors alot, offer packages of monthly rent, a great way to build up your cash flow.

A motel is a hotel designed for motorists, to an open parking area. But it is important to remember that when you invest in a motel business it is not so much the amount of hours you put in but rather the type of work you do which is determined by the size of the business.
